Proof of Identity and Valid Social Security Number (SSN)
- Must provide copy of drivers license or other government issued Identification with photo
Credit Report
- Credit score must be at least 600
- Other outstanding monthly credit payments cannot exceed 40% of gross monthly income (excluding rent)
- Credit score of less than 600 may be accepted if income and other criteria is good (owner's discretion)
Income
- Gross monthly income must be 3x monthly rent
- Must show proof of income
- Last 3 pay stubs if income based on employment
- Letter of employment with stated salary if relocating to this area for a job
- Most recent Tax Return if self-employed
- Proof of Monthy Social Security, pension, disability, or other allotment and/or sufficient funds in a sustained savings/retirement account if unemployed or retired
Employment (if Income is based on employment)
Rental History
- Rental or Mortgage History must be satisfactory for the last 2 years
- Must have satisfactory history of rent or mortgage payments
- No outstanding debt, judgement, or eviction from previous landlords
- No history of hostility, uncooperativeness, argumentativeness with previous landlords
Criminal Report
- No felony (charged or convicted)
- No misdemeanor for an act-of-violence, drugs, or sex offense (charged or convicted)
Rental Application
- Must be "complete"
- No false or misleading information
- Must have current and correct contact information for employment and rental history
Property Dependent
- Pets
- Smoking
- Number of occupants
- Water-filled furniture or aquarium
